Getting Ready to List Your VT Property? Five Pro Tips.
It’s hectic and demanding, this selling thing. So, if you are planning to list your VT property soon, consider these five things to make your adventure smooth.

Edit all decor now. Let buyers see the rooms and the surfaces first, not your stuff. Live as a minimalist for the next few months. Think hotel room; inviting and spare. Remove family photos, collections, the wall of DVDs, magazine stacks, fridge magnets. Side chairs and tables. And, stage rooms for an active, obvious purpose. If you want to buy stuff to enhance your house, make it things you can take with you. Think new bath towels, a welcome mat, area rug, shower curtain and fresh potted plants/flowers.

Purge now, too. If you are downsizing, purge extra furniture, collections and your wardrobe sooner. Get rid of it, so you handle it once. Moving South? Reduce your winter kit. Sell online, or Freecycle it at the curb. Donate to your local VT ReStore, Goodwill, or a local church charity program. Recycle old tires, old paint cans, TVs and other electronics at your local waste management location.

Clean. Clean every surface to a gleam. Exterior and interior. Walls. Floors. Windows. Appliances. Woodstove and flue. Furnace.  Carpets. Fan blades. Fridge. Bathroom fan and tub corners. Outside; the porch and deck. Gutters. Yard. Firepit. You get the idea.

Fix what’s broken, tighten what’s loose. Handles, locks and safety rails in particular. Leaks. Outlets missing covers. Siding. Broken window glass. If you had a roof leak and fixed it on the roof, also restore the ceiling stain inside.

Repaint. If your exterior house trim or deck has peeling paint, scrape and repaint it. This one thing is huge. Why? Government backed loans require a property with no peeling paint, and most buyers have a government backed loan. Why limit your buyer pool or risk running out of good weather to do it later? That goes for paint dings inside too, on door trim and corners, anywhere it needs some love. Touch it up.
